​​Identification & Check-In

• All adult guests must present valid identification at check-in for security and lock-out purposes.

• Guests must provide the credit card used to secure the original reservation deposit.

Payment Policy

• A deposit equal to one night’s room and tax will be charged at the time of booking.

• At check-in, the credit card on file will be authorized for the remaining balance plus an additional incidental hold.

• Payment terms may vary for non-refundable rate plans.

Pet Policy

• Grassy Flats welcomes pets under 30 lbs. A nightly fee of $50 per pet applies.

• Guests are responsible for any damage caused by pets. Repair/replacement costs will be charged in full.

• Pets must remain leashed in public spaces.

• Pets are not permitted inside the fenced pool area, Tiki Bar, or in the pool (per Florida Health Code).

• Guests must clean up after pets. Failure to do so will result in a $250 charge in addition to nightly fees.

• Pets may not be left unattended in rooms or balconies.

• Disruptive pets may be asked to leave without refund after three infractions.

 

Watersports

• Kayaks and Paddleboards are included under the Resort's resort fee. 

• Kiteboarding and sailing are available for an additional fee.

• All watersports are weather-dependent and subject to cancellation.

 

Alcohol Policy

• As a licensed Cabana Club, all alcohol consumed on the property must be purchased from licensed vendors (e.g., Barrel & Bale Tiki Bar).

• Outside alcohol is not permitted in public spaces including the pool, beach, parking lots, or walkways.

 

Cabana & Pool Policy

• No outside food, beverages, or music in public spaces.

• Pool hours are sunrise to sunset.

 

Smoking Policy

• Grassy Flats is a non-smoking property.

• Smoking is permitted only in designated smoking areas.

• Smoking in rooms, balconies, pool areas, beach areas, or Tiki Bar will result in a $500 fine.

 

Cooking Appliances

• Hot plates and other cooking appliances are not permitted in Wreckers House or Humidor House rooms.

• Guests seeking full kitchen facilities should book Conch House accommodations.

 

Lost Keys

• Lost or damaged keys will incur a $50 replacement fee per key.

 

Late Check-Out

• Late check-outs must be pre-approved and are subject to availability.

• Unauthorized late departures may result in additional charges, including costs incurred by relocating arriving guests.

 

Additional Guest Fee

• Accommodations have strict occupancy limits.

• A $50 per person nightly charge applies for reservations exceeding occupancy.

• If limits cannot be met, additional guests may be required to secure another room or vacate without refund.

 

Parking​

• All vehicles must be registered at the front desk at check-in.

 

Damages & Liability

• Guests are responsible for any damage, theft, or excessive cleaning needs caused during their stay.

• Grassy Flats reserves the right to charge the credit/debit card on file for damages, missing items, cleaning fees, smoking violations, or guest compensation.

• Charges may be applied after departure if damages are discovered.

• Guest property (including vehicles) is not covered under Grassy Flats or property owner insurance. Grassy Flats is not liable for loss or damage due to theft, vandalism, weather, or acts of others, except in cases of negligence or willful misconduct by Grassy Flats.
